What is Home Staging?

A “staged” home is one that has been furnished and accessorized to maximize the home’s appeal to the largest percentage of prospective buyers.

What are the Benefits home staging offers the Homeowner?
An appropriately staged home has both the right quality and quantity of furnishings to maximize the home’s strengths, while minimizing any shortcomings. Staging that is done well avoids clutter and overly personalized décor. Perception of value is greatly enhanced with prospective buyers and they become more likely to buy when a home is appropriately staged.

What is a Home Tender?

A Home Tender is an individual or family who assists Domucierge by living in the home and caring for it while it’s on the market. Domucierge painstakingly selects and trains each Home Tender to conform to the high standards of our Show-to-Sell parameters.

Why would I use Domucierge to help sell my home?

First of all, it is totally FREE to both the Homeowner and the REALTOR! Domucierge reduces the Homeowner’s carrying costs by paying all utilities, lawn and pool services. We purchase a Home Warranty policy and maintain a $1,000,000 Liability Policy and because the house is no longer vacant, the Homeowner’s Insurance premiums are drastically reduced. Domucierge Home Tenders are also required to maintain an insurance policy with a minimum of $300,000 in Liability and to insure their personal belongings. The Sales Appeal is greatly improved by the Home Tender’s efforts in maintaining the home for showings and through the added life, energy, and emotional appeal their Staged belongings contribute. Homes staged with live-in Home Tenders typically out-perform Vacant homes by large margins*! {*85% according to RESA 2009}

We work as a team with Realtors and Homeowners to sell homes Faster and for Higher Prices. In today’s market, staging a home with a live-in Home Tender can drastically reduce the amount of time a home sits on the market and bring purchase offers far above what a Homeowner would have gotten had the house remained Vacant. For a Realtor, this means less hassle, a faster sale, a higher commission and, most importantly, a happier Homeowner. Life sells homes. Buying a home is an emotional decision for most people. Domucierge is unique in the way it helps to sell homes. Using a live-in Home Tender assures that the home is staged to perfection and always in show-to-sell condition. It is common for a prospective buyer, upon seeing a Vacant home, to exercise their perceived “leverage” over the Homeowner; buyers sense the owners must be desperate to sell and typically make offers much lower than if the home had been occupied. Domucierge takes that equation off the table!

Is a Home Tender present during showings?

No, Home Tenders are not present during showings. Prospective buyers will not even know that your home is staged; it will simply look and feel like a homeowner lives in, and loves the home. With everything in its place, your home will show as good or better than it would if you still lived in it.

Does Domucierge act as Realtor?
No. Domucierge provides Staging services to make the home more attractive to prospective buyers. Domucierge does not represent buyers or sellers in the real estate transaction; this is a service your Realtor is trained and licensed to provide.

Is Smoking allowed in the home?

No. We promise to maintain a smoke free home to appeal to the largest number of prospective buyers.

Are Pets allowed in the home?

What happens when the home sells?

As soon as you accept an offer, we begin the process of relocating our Home Tender. We work hard to accommodate all parties to the sales transaction. Unlike a tenant, our Home Tenders are under contract to move on short notice. We return your home in as good, or even better condition than received, and the new buyer gets a fresh, clean home to move into.

Home Tenders enjoy flexibility, low housing costs, short-term housing and a variety of homes in diverse areas throughout the city.

Who provides the furnishings for staging?

A critical requirement of Home Tenders is that they have an inventory of fine furnishings that meet our quality standards. We preview all furniture before we accept a Home Tender into our program.

How much does your service cost?

Domucierge services are FREE to Realtors and to Homeowners. Realtors who show our homes often comment that Domucierge Homes are the easiest to show; even easier than owner-occupied homes! All Domucierge homes are available for showings 7 days a week from 9AM to 9PM. at a moment’s notice!
